Commercial roof repair in St. Louis

Commercial roof repair starts by finding where the water gets in, on a building that is usually still open. You get photos and a written verdict: repair it, or say so when a repair will not hold.

Leak tracing on an occupied building

A commercial leak is rarely sitting in the ceiling tile directly under the hole. Water runs on a deck, along a flute, across a vapor barrier and out at a seam the occupant never sees. The stain is where it finally fell. The repair has to be where it entered. We walk the roof, we look at the seams, the flashings, the drains and the equipment curbs, and we use the ceiling as a clue rather than as the answer.

The building can stay in use while that happens. We agree where the ladder goes, which door stays clear, and what the people inside will see. A leak over a sales floor, a clinic corridor or a sanctuary is traced the same way as a leak over an empty bay. The difference is the care taken not to turn a diagnosis into a disruption. We do not open a roof over occupied space and leave it open.

If the water is coming in now, that visit is an emergency, including tarping. The emergency page says what to do right now, and what a tarp is for.

What we repair

The systems on commercial roofs in this area are mostly TPO, EPDM, modified bitumen and, on metal buildings, screw-down panels. We repair the membrane or the panel the building already has. A TPO seam is welded. An EPDM seam is taped or adhered. Modified bitumen is patched in the way that sheet was built. A metal building is repaired at fasteners, endlaps and trim, not by coating over rust and calling it finished.

Coatings are a restoration layer for a roof that is still attached and dry, not a patch for a wet, failed system. When a coating is the honest repair, that work is described on the coating page. When the insulation is wet or the deck has failed, a coating is the wrong product and we say so.

We do not treat every commercial roof as a candidate for a new membrane. A failed flashing at one curb, a split at one seam, or a puncture from a trade who was on the roof last week is a repair. A roof that has been coated over wet insulation, or a membrane that has shrunk off its flashings on every side, is not.

Photo records for owners and insurers

A property manager, a board or an owner who was not on the roof needs the same pictures we used to decide. The record shows the entry, the seam or flashing that failed, the temporary cover if there was one, and the repair. It is not a brochure. It is what you can hand an insurer if the damage is from a storm, and what you can file with the building if it is not.

We are roofers, not insurance adjusters. We do not decide a claim and we do not promise an outcome. The photos and the written estimate are the part that is ours. We document what we find. You can share that with your adjuster.

  • We document storm damage and write a roofing estimate you can give your insurer.
  • Inspections documented with photos of what we found.

Buildings we repair

Strip centers leak at the parapet, at the joint between two addresses, and where a tenant's equipment curb was added after the roof. Offices leak at the drains and at the edge metal. Warehouses leak at the fasteners and at the skylight curbs, and the water may travel a long way before it falls. Churches leak at the places a steep roof meets a flat one, and at towers and older flashings. Condo and apartment buildings leak over a unit that did not cause the problem, which is why the entry has to be found on the roof and not argued from the ceiling.

Each of those is a repair visit when the roof can be repaired. The way the building is used changes the plan. It does not change the rule: find the water, photograph it, and price the fix in writing.

  • Strip centers, offices, warehouses, churches and condo buildings
  • A written price after the roof has been looked at, not before

Repair or replace

A repair is the honest answer when the failure is limited and the rest of the membrane, the insulation and the deck are sound. It is the wrong answer when the test cuts are wet, the sheet has failed in too many places, or a patch would only move the leak. We say which one the roof is. We do not write a replacement because a repair was inconvenient, and we do not write a repair because a replacement was a larger number.

Replacement, tear-off or recover, is a different job on a different page. So is a full flat-roof system on a building, an addition or a porch. If the repair visit shows the roof is finished, the scope says that, and the replacement proposal stands on its own. You can read those pages before you call. You do not have to.

Maintenance of a sound roof

The maintenance page is a scheduled look at a roof that is still sound: drains, seams and the small items that become leaks if they are ignored. It is not a new commercial plan, and it is not a product this page is inventing. It is the page that already describes that visit. An active leak is not maintenance. An emergency is not maintenance. If the roof is quiet and you want it kept that way, start there. If water is in the building, start here or on the emergency page.

Questions about commercial roof repair

Can you find a leak while the building stays open?
Yes. We trace the water on the roof and keep the opening closed when we are done for the day. The stain inside is a clue. The entry is what we repair.
Do you offer emergency roof repair 24/7?
Yes. Emergency roof repair, including tarping, is available 24/7.
Which commercial roofs do you repair?
TPO, EPDM, modified bitumen and metal panels, including strip centers, offices, warehouses, churches and condo buildings.
When is a repair the wrong job?
When the insulation is wet, the deck has failed, or the membrane has failed in too many places for a patch to hold. Then the honest scope is a replacement, written separately.
Is a coating a commercial repair?
Only when the roof is still attached and dry. A coating over wet insulation is the wrong product. The coating page says when it belongs.
Do you sell a commercial maintenance plan?
No new plan. The maintenance page is a scheduled look at a sound roof. An active leak is a repair, not a plan.
Will you handle my insurance claim?
No. We photograph what we found and write a roofing estimate you can give your insurer. We do not decide the claim.
Can you help with my insurance claim?
We document storm damage and write a roofing estimate you can give your insurer. We are roofers, not insurance adjusters: we do not decide your claim or speak for your insurer.
Who follows up when I send a request?
Our office. Someone reads every request and calls you back to arrange a time to look at the roof. You can leave us a message anytime.
