TPO and EPDM roof repair in St. Louis

TPO and EPDM are the single-ply membranes on most flat roofs around St. Louis. TPO is white or light, with seams welded by heat. EPDM is black rubber, with taped or glued seams. They fail in different ways, and they are repaired differently. We find the failure, photograph it, and repair it with material that bonds to what is already there.

Two roofers removing old roofing layers from a flat roof, exposing the wood plank deck.

How TPO fails

Welded seams that open after years of heat and cold. Punctures from foot traffic, dropped tools or hail. Flashings that pull away at curbs and walls. Older or thinner TPO can crack across the field. TPO is repaired with TPO, heat-welded, after the area is cleaned.

How EPDM fails

Seam tape that lets go, especially at laps and corners. Shrinkage that pulls the membrane away from walls and edges. Punctures and splits. Flashing failures at drains and penetrations. EPDM is repaired with EPDM-compatible tape and primer or a cured-rubber patch, not with roof cement.

Other leak sources on flat roofs

Ponding water that sits for days. Clogged drains and scuppers. Rooftop units, curbs and pipe penetrations. Edge metal. Often the membrane is not the problem at all.

Repair or replace?

If the insulation under the membrane is wet over a large area, if seams are failing across the roof, or if the membrane is at the end of its life, a patch will not hold for long. We will show you what we found. Replacement is quoted on the replacement site.

Yes, with EPDM tape and primer or a cured-rubber patch.
Why does my flat roof leak far from where the water shows inside?
Water travels under the membrane and along the deck. We trace it on the roof.
Is my membrane worth repairing?
If the field is sound and the insulation is dry, usually yes. We tell you which, with photos.
Do you repair commercial and residential flat roofs?
Yes, both.

Yes. We give a written labor and workmanship warranty: 5 years on full roof replacements, siding or gutter jobs, and 3 months on repairs and roof layovers. The details are on the warranty certificate you receive for your job.
